Martha and her team are very professional, communicative, and do what they say they are going to do every-time. I met Martha in April of 2020 and she has been managing my properties since May 2020. At the time, I owned a 30 unit and 4-unit buildings. The prior manager was not reliable and was having trouble renting units for 650, Martha has filled my building with high quality tenants and is now renting new units for 725. Tenants have seen the change in quality service and upkeep of the buildings, including weekly landscaping and trash pickup, which provides a healthy living environment for all tenants. Martha does what she says she is going to do and answers the phone every time I call her (if not right away I’ll get a text that she’ll call me back soon). We found Martha October/ November of 2019 when our properties are in deep trouble due to fraud and bankruptcy from our previous property manager. We are at a point that we want to sell our properties in Jacksonville and get out of the market. But Martha turned around completely and got our 3 properties (Riviera Manor Apartments, Casa Grande Apartments and Elm Tree at Hyde Park) are at close to 100% occupancy within 6 months and rents are more than our projected pro forma rents. I have seen Property Managers charging $100 for light bulbs to completely defraud owners (especially out of state) and sending the properties into distress. But Martha is honest, proactive, and transparent on all aspects and putting owners/ investors first and goes above and beyond. She sends monthly reports and year end reports for tax purposes and also handles insurance claims (She handled tree damage and fire damage from the incident to lease up). I wish her all success in expanding her portfolio and I am happy to provide reference anytime.
